Each canton has an annual authorization quota for sales to foreigners. Authorization must be obtained from the cantonal authorities and the Federal Department of Justice and Police, through a notary. Quotas are sometimes exhausted during the course of the year, in which case it is necessary to wait for the allocation of additional quotas or the release of the following year&#8217;s quota.   <\/p>\n<p>No authorization is required for the purchase of a principal residence if the buyer has a B residence permit (work permit for non-Swiss nationals), unless the land exceeds 2,000 square meters.<\/p>\n<p>EU citizens with residence permit B and all foreigners with residence permit C (residence permit for non-Swiss nationals) can buy as many properties as they like. They are treated in the same way as Swiss citizens. <\/p>\n<h2>Purchasing procedure<\/h2>\n<p>Once the buyer has chosen a property, here is the procedure to follow:<\/p>\n<ul>\n<li class=\"first-child\">Sign the reservation agreement and return it to us, initialled (all pages) and signed (last page).<\/li>\n<li>Complete a civil status questionnaire.<\/li>\n<li>Complete an affidavit (certifying that you do not own any real estate in Switzerland)<\/li>\n<li>Complete a power of attorney that includes the buyer&#8217;s name and address, the location and name of the property, the parking space number (if applicable) and details of the sale price.<\/li>\n<li class=\"last-child\">Send us a signed copy of your passport.<\/li>\n<\/ul>\n<p>The above-mentioned documents are normally completed with our help and then forwarded to the notary who begins the purchase procedure.<\/p>\n<p>Once the notary has received all the completed and signed documents, plus the deposit amount, he can proceed with the signing of the deed of sale and apply for a purchase authorization in the case of a non-Swiss citizen. (Generally allow two or three months.)<br \/>\nOnce the authorization has been received, the notary will duly register the deed of sale with the Land Registry. <\/p>\n<h2>Notary fees :<\/h2>\n<p>To conclude the transaction, it is necessary to call on the services of a Swiss notary public, who will act in the interests of both parties.<\/p>\n<p>However, the purchase costs will be borne by the buyer. These costs vary from canton to canton. For example, in the canton of Valais, total purchase costs (notary fees, registry fees and state purchase taxes) come to around 3% of the purchase price. In the canton of Vaud, total purchase costs are 5% of the purchase price.   <\/p>\n<p>In order to complete the purchase, you must be present with the notary, the vendor, when the deed of sale is signed.
